80 Charlotte Street - Case Study

Chiltern Contracts was awarded a package to complete a series of internal and external works at the 80 Charlotte Street Development in Fitzrovia, London by Multiplex.

The £180m development is situated just off Tottenham Court Road and the BT Tower, sandwiched between the high-end districts of Fitzrovia and Bloomsbury. The entire development encompasses over 380,000 sq ft, and offers 322,000 sq ft of office space, 43,000 sq ft of residential space and 12,000 sq ft of retail space, as well as a new public park. The project was notable for its focus on sustainability, incorporating Air Source Heat Pumps and 80m² of solar thermal panels to provide heating and cooling to the building to reduce its reliance on the unsustainable energy sources. The development was also designed to achieve 28% lower embodied carbon intensity than the RICS benchmark to reduce its long-term carbon emissions.

Chiltern Contracts was responsible for a plethora of internal works, including screeding, installation of waterproof membranes to bathroom areas and tiling to to the bathroom areas in both the commercial and residential areas.

Chiltern Contracts utilised a variety of screeding systems across the development, such as K-Screed (FlowCrete). Schluter waterproofing membranes were installed to all wet rooms and bathroom areas, and substrate inspections and flood testing were carried out prior to handover. Over 2000m² of terrazzo tiles and slabs was installed to the bathrooms of the communal areas in the main development. Chiltern Contracts office and site operatives were also instrumental in the production of shop drawings and mock-ups for the project.

Chiltern Contracts was further contracted to complete external works on the adjacent 65 Whitfield Street. Supply and installation of stone on façade of residential unit and restoration of existing brick façade and Portland stone. Following a detailed survey to record every cladding element – their condition and location – and assessment of the exterior condition of the building, we embarked on a systematic process of removal. Every stone element to be retained was carefully tagged and stored, whilst new elements were manufactured using the same Perryfield Portland Stone that was used in the original 70-year-old building.

A series of quarry visits to the Isle of Portland, Dorset, to select the stone blocks ensured the best match to the existing cladding. During 2018 we mechanically re-fixed all the cladding stone, including new panels and sills.

During the works, Chiltern Contracts was pleased to be awarded ‘Sub Contractor of the Month’ four times.
